Pendings are up, inventory is down!
Starting in February, the buyers have
come out in force and are picking up the
best “deals” out there. In February we
had about 100 pendings in Brentwood,
in March we had 128, and then in April
it continued to climb up to 135 pendings.
That is an increase of 159% over the 52
pendings in January. And over that same
time, inventory of available homes in
Brentwood has gone from 560 on Jan. 1,
to 438 on May 5, a drop of 22%. The surrounding
areas are seeing similar trends.
So that’s the good news. Here is the
“rest of the story” as Paul Harvey would
say. Out of the 135 pendings in Brentwood
in April, 88 of them were bank-owned
homes and 22 were short sales. That leaves
a whopping 12 pendings that were not
bank-owned or short sales. And of those
12, 7 of them were in Summerset. That
leaves 5 non-distressed, non-Summerset

Put another way, bank-owned homes
account for 28% of our active listings, but
a whopping 65% of the pendings in April.
When you have a look at sales prices,
you can see what has made the buyers
so excited. The median price for homes
closing escrow in Brentwood in April was
about $380,000. When you compare that
to July of 2006 at $627,500, that is a drop
of almost 40%. Ouch… I think many
buyers are looking at these numbers, and
feeling encouraged to go ahead and buy,
thinking the worst might be over, at least
as far as the drastic price drops go.

The GFWC Woman’s Club of Antioch, about to celebrate its
